  • Single and multi-tenant warehouse and logistics buildings from 10,000 SF to 50,000 SF.
Development
  • Three to 10 acre development sites.

Our Process

Timeframe
  • We typically respond to deal submittals within 24-48 hours with an indication of interest, and if interested, we will provide a Letter of Intent (LOI) within the next few business days.  We maintain a discretionary acquisition fund to cover preliminary due diligence, including hiring initial consultants, paying for basic reports, and funding deposits.  For projects that require a more substantial initial investment or more detailed due diligence, we rely on external equity sources.  We raise equity on a deal-by-deal basis, and the process of sourcing capital involves a detailed evaluation of potential investors, aligning their interests with the project, and negotiating terms.  The time required to meet these requirements can vary depending on the complexity and size of the project, as well as the expectations of the equity partners.
